How to Prepare Your Austin Home for Fall Storm Season

Fall storm season in Central Texas is less about hail and more about water, so the prep that matters happens before the first cold front. October and November push Gulf moisture into cooling air. The result is slow soaking rain and flash flooding. Our IICRC certified crew at Austin Fire & Flood has handled storm damage cleanup across the Austin metro since 2017, and the same weak points show up every year.

Why fall storms sneak up on Austin homeowners

Fall rain often does more damage than spring storms. The ground can’t absorb it, and nobody is watching for it. Austin clay bakes hard and shrinks through a long hot August, so the first heavy rain runs across the surface instead of soaking in. Add creeks that fill in minutes, and water reaches your foundation fast.

We’re sitting in Flash Flood Alley. Brushy Creek, Bull Creek, and dozens of unnamed channels can go from bone dry to dangerous in under an hour. That’s why flash flood preparation belongs on your fall list.

Homes here don’t have basements. Sounds like good news, right? Not exactly. On a slab foundation, water pooling against the house has one way to go. Up through the bottom plate into your drywall.

The other big chunk of our fall calls traces back to spring. A roof takes hail in April, looks fine from the driveway, then meets a four inch rain in October.

Austin clay soil sheds water instead of soaking it up, which is how a yard like this ends up pushing water toward the slab.

What to check outside before the first front

Start outside, because nearly every fall water loss we respond to begins with a roof, gutter, or grading problem. Clear drainage paths, sealed gaps, and water pushed away from the slab prevent more damage than anything you can do indoors. Give it one Saturday and you’ve covered most of your risk.

The Insurance Institute for Business & Home Safety notes that wind driven rain sneaks in through small openings. Think vents, flashing, and worn seals, not just missing shingles.

Area What to look for Why it matters here
Roof and flashing Missing shingles, lifted flashing, cracked vent boots Spring hail hides until a long rain finds it
Gutters and downspouts Leaf buildup, sagging runs, spouts dumping at the wall Water should land five feet out
Grading at the slab Soil sloping inward, gaps where clay pulled away Summer shrinkage funnels rain straight down
Windows and doors Brittle caulk, worn weatherstripping, stained sills Texas sun kills sealant fast
Crawl space vents Blocked screens, debris, standing water underneath Crawl spaces collect whatever the yard sheds
Trees and limbs Dead branches over the roofline, limbs on siding Front winds arrive before the rain

Spotted something you’d rather not gamble on?

A stained ceiling in September is far cheaper to handle than the same problem in November. We’ll take a look and tell you honestly whether it needs work.

How to protect the inside of your home

Indoor prep is mostly about finding water you already have, and making sure you’d notice new water fast. A slow leak that seems harmless in September turns into a mold problem by November. Austin humidity keeps materials from drying on their own. Two areas earn a real look.

Find the leaks already there

Open the cabinets under every sink and feel the back wall. Check the water heater pan, the AC drain line, and the ceiling below any upstairs bathroom. Anything soft, stained, or oddly cool needs a look now. Hidden plumbing calls for professional leak detection rather than a flashlight and hope.

Take photos while you’re at it. A clean before set makes documenting water damage for an insurance claim much easier later.

Don’t skip the crawl space

Plenty of Austin area homes sit over crawl spaces. Almost nobody looks down there on purpose. Fair enough. Still, damp soil, wet ductwork, or a musty smell through the floor all point to moisture that fall rain makes worse. Often, crawl space encapsulation is the fix that lasts.

A slow walk around the roofline in September catches the small stuff before October rain finds it.

What to do when the warning hits

Once the National Weather Service issues a flood warning, stop prepping and start protecting. A watch means conditions are lining up and you probably still have a few hours to work with. A flood warning means it’s already happening. Your window just shrank to minutes.

Your Storm Day Timeline
HOURS BEFORE

Move boxes off the garage and closet floors. Park away from low crossings. Charge everything.

DURING THE STORM

Stay off flooded roads. Kill power to any area taking on water. Note where water enters.

FIRST 24 HOURS AFTER

Photograph everything before you move it, then get extraction and drying started immediately.

That last window matters most. Drywall, baseboards, and cabinets can usually be saved if drying gear shows up fast. Our 24 hour storm damage action plan walks through the order to tackle things in.

Stains like this usually mean the leak has been running a while. By the time it reaches paint, the insulation above is soaked.

Getting ready before the next front

Fall prep boils down to three things: water moving away from the house, no leaks hiding inside it, and a plan for the first 24 hours. Handle those and most fall storms become a loud night instead of a four month repair project.

When something does get through, we’re on call around the clock. Our crews handle the drying and the rebuild in house. No waiting on a sub to show up. Call us and you’ll reach a real person.

Storm water already inside?

Every hour counts once materials are wet. We respond across Austin and nearby towns, day or night.

Frequently asked questions

Fall storm prep raises the same handful of questions every October. These are the ones our team hears most often from Austin area homeowners.

When does fall storm season actually start around Austin?

Late September through November, tied to cold fronts hitting Gulf moisture. October is one of the wetter months in Central Texas. Finish your prep by mid September.

My roof looked fine after spring hail. Should I still get it checked?

Yes. Hail bruises the shingle mat without cracking the surface. The failure shows up months later during a long rain. A look from the driveway tells you nothing about the slope you can’t see.

How fast can mold start after storm water gets in?

Mold can start growing within 24 to 48 hours of materials getting wet. Austin humidity shortens that clock. That’s why we treat drying as an emergency, not a scheduled visit.

Does homeowners insurance cover fall storm water damage?

Rain that gets in through storm damage, like a wind lifted shingle, is usually covered. Rising surface water is not. That’s what separate flood policies are for. Read your coverage before the season, not after.
